13 Sunset Captiva

We stayed in 13 last year and enjoyed house and location but noted tired condition. Recent renovations to kitchen and fixtures were great. House is comfortable and easy to live in. We were concerned with front steps being loose and railings shaky, they need rehab. We would rent again. Memories of early mornings at this beach get me through winter.

Loved our rental! Never been to Captiva before. Got to enjoy it for 2 1/2 days before being chased out by Ian. I hope the place is as okay as it can be. I would love to stay for a week or more next time. Prayers for all involved!

I had stayed in this unit with my late wife twice 10-15 years ago. We loved it then and so I brought my new wife there this year. It was wonderful! We will certainly consider coming back. It is a lovely unit and the location is great. The sunsets were spectacular! We went to my old favorites to eat - The Mucky Duck, The Bubble Room, and R.C. Otters. Also took a boat ride to Cabbage Key and had lunch there. Great Week!!!

We got exactly what was expected, and hoped for, in our stay. Property management was very helpful when booking, and totally unobtrusive while there (including ability to enter unit on arrival without contacting anyone). Unit was spotless, close to the beach and pool using nicely paved stone and walkway, and quiet neighbors within Sunset Captiva. Renovated kitchen/dining area is very nice, as are the screened and unscreened outside decks. Very comfortable for a family of four (with one minor recommendation to improve the pull out sofa bed mattress on top floor), at a reasonable price. Highly recommended (except for times when we may want to return in the future, then please book elsewhere).

We have stayed in this home for nearly 20 years and will be renting it again next year. As always, the rental process was easy, the home was clean and well-maintained and the location
(near the pool and beach) is ideal. The only items needing updating are the living room couches, which are uncomfortable, and the guest bedroom mattress, which is sagging. The home was recently renovated and is otherwise outstanding.

We had a great week with our three children (ages 11, 8, and 5) in Sunset Captiva #13. Unit is right across from the pool and very easy walk to the beach (less than 5 minutes). Also a very easy walk to the main drag with restaurants and the small grocery store. The unit was clean and well equipped. Better than expected.

My family has been visiting Captiva Island (using American Realty of Captiva) since 2015. The Island is relaxed, the food options never disappoint, the beach is easy to access and the sunsets are epic. Great spot for families...

I have stayed in this property for about 17 years. Some items could be improved - Wash cloths were minimal and dish towels were absent. Both had to be purchased. The beds need new mattresses - they are not good. The living room couches are uncomfortable, although they were purchased new a few years ago, I believe. As I think I mentioned last year, we love the remodeling that was done, and the work done on the outside stairs this year was great. We really like staying in the Gissy's home and will be coming again next year and likely in future years.

Location near to beach is big plus. Home is quiet, at least in mid-May. Home is very comfortable and reasonably well equipped. Needs new beach umbrellas. Recent upgrades to house were very welcome. Property manager George was friendly and helpful. We will return.

What a great place. House location is ideal as it is only a few hundred feet to both the pool, tennis courts, and beach. And the main commercial area is only a couple blocks away. The house is in great condition with kitchen and bathrooms recently renovated. Hopefully we will be able rebook here on our next visit to island.

Have been renting within Captiva Sunset for many years. This year we stayed at #13. It was newly updated, spacious, clean and close to the beach entrance, pool and tennis courts. We would recommend this unit for a relaxing vacation. Sitting on the enclosed porch for meals and having coffee in morning on upper deck was wonderful. One of the most secure feeling is that you go through AMRC which has amazing work ethic. Very prompt on answering any concerns, question or just checking in to see how things are going. The location of this community and home are within walking distance to all restaurants. Hope to return in the near future.

We visit Captiva at least once a year and sometimes twice and have since 1990. It feels like home to us. This was our 3rd visit to #13 Sunset Captiva. The home was recently renovated and was more than comfortable for us. The towels and bedding was exceptionally soft and the entire home was clean and inviting. We always buy an umbrella and chairs before going to the island, but there were several there. We also love the fact that they have a back stairs that leads to the porch vs. going directly into the house and dragging all the sand inside. The unit also has a REAL shower under the house with hot and cold running water, which is so refreshing when you come in from the beach and just want a shower. This may have become our favorite house.

We have vacationed in Sunset Captiva 13 for more than 15 years. The location is outstanding. Near the pool and beach and a walk to nearly all the restaurants and stores on the island. The unit was recently updated in a significant way and is for the most part in excellent condition. The only negatives would be the attractive but somewhat uncomfortable couches in the living room and the tired mattress in the downstairs bedroom. Otherwise, this is a fabulous and quiet unit at the end of a short cul-de-sac.

We loved this house for our stay over Thanksgiving! It was clean and was nicely decorated. The house had everything you could need, plus more. It is a short short walk to the pool and beach, it was great for our family!

We spent a week with our three daughters. House is comfortable, clean, and had everything we needed. Close proximity to the boardwalk to the beach and community pool cannot be beat. Photos in the listing accurately represented the house.

Traveled with a broken leg this year- assist bars in the showers were VERY appreciated

Great house, lots of recent updates (paint, flooring, bathrooms, etc), huge screened in private porch, covered parking allowed full size pickup under house, kitchen well equipped for a rental, house in great shape, perfect location for pool and beach, reserved for next year. Every bit as nice as the photos. We travel a lot and this is one of nicest rentals we have stayed in.

Our week at Sunset Captiva was fun and relaxing. The unit was clean and well maintained with minimal property damage from Ian. The lanai had no screens and one deck on the second floor was not accessible. Construction noise was also minimal. We enjoyed taking a cruise from McCarthy's Marina and shopped at Beach Stuff, Barracudas, Island Store, rented a golf cart from YOLO's and ate at the Mucky Duck.
The only caution I would mention is that metal scraps and large nails from roofing projects nearby are in the driveway so we picked up what we could see before going out every day.

15 years of coming to Captiva and while things are different since hurricane Ian, restoration is well underway. Beautiful beaches, clear blue waters and sunny skies are abundant.

When the property I have been renting for more than a decade was not yet available due to damage from hurricane Ian, American Realty suggested this house as an alternative for the same time period. I could not have been more happy with their suggestion! The home was comfortable and welcoming and fully equipped with everything I needed. One house length from the pool and three house lengths from the beach, it could not have been located better. My favorite was morning coffee on the screened porch listening to the birds. My thanks to the staff for superior customer service in making my vacation perfect. I look forward to next year.

We spent a week at the end of May 2025. The reservation process was easy and check-in was smooth. The house was very comfortable with A/C, Wi-Fi, etc. The house is well appointed with appliances and cookware. It was clean and well kept. The location is great, near the pool and a short walk to the beach. The area was quiet and not very active this time of year, but multiple families. It was pretty hot this time of year. Pool, landscaping and grills were all well maintained and clean. I’d definitely recommend this property for a beach vacation.

I am long-time Captiva visitor, but this was our first time at Sunset Captiva and we were thoroughly satisfied. The location was perfect for us... proximity to the beach, grocery, exercise routes was great. We liked the quietness, as well as the "no light pollution" at night time. Albert and Allen were kind and professional always.
